A self-contained or integrated community is a practical solution to today’s problems of overcrowding, traffic jams and congestion. The UAE is one country where integrated communities are common.
Considered a pioneer for future self-contained housing developments, Desert Rose, which has a sustainable design and concept, is said to be developed in the shape of a rose, thus its name. Planned to consist of 10,000 budget housing for expatriates and 20,000 homes for Emiratis, it will be situated close to Shaikh Mohammed bin Zayed Road and Al Ruwaya. It will also include a self-sufficient system of public transport as well as sidewalks and cycling paths.
Still in Dubai, on Shaikh Zayed Road near the Dubai Water Canal, the upcoming Al Habtoor City will boast a lifestyle of unsurpassed luxury for its residents. It will include the highest residential, office and retail space available in the heart of Dubai. With modern amenities, it will have three luxury residential towers, three five-star hotels and a fixed Las Vegas-style production by a top cultural creation company. It will also be home to high-end restaurants, cafés and boutiques.
MAG 5 Boulevard, located adjacent to the Expo 2020 site and the Al Maktoum International Airport, will boast the concept of a walkable and affordable community. It will include retail, dining and leisure facilities developed alongside a cluster of more than 1,000 residential units. MAG 5 will also consist of schools, health clinics, a grocery store and outdoor leisure amenities including a community centre.
In the northern emirate of Ajman is Al Zorah which, according to developers, is set to offer a new lifestyle and tourist destination in a natural setting. It is planned as a pedestrian-friendly free zone being built close to nature. It will have five main sectors: Beachfront, Gateway, Peninsula, Creekside and Golf Community. Completion is expected by the end of this year’s final quarter or the start of 2016.
