Even though many in the market still have reservations about the usefulness of smart building systems, there are definite and significant rewards on investing in sustainability. With new legislations in place demanding all new developments within Dubai to be green, smart building systems are sure to be integral to each new development's profitability and future success.
Despite an initially larger investment, smart building systems usually pay for themselves in as little as two or three years, according to Dan Probst of Jones Lang LaSalle, by delivering energy savings and maintenance efficiencies. Relatively inexpensive devices can be added to large buildings which already run a centralized automation system, thereby enabling a smart building management system to utilize real-time data to fine-tune building performance.
With technology such as the Internet, wireless devices and cloud-based technology becoming more and more affordable and available, these smart systems can even monitor multiple properties and feed information to a centralized commercial property owner. They allow for hundreds of properties to have their performance fine-tuned at once and to a degree not previously possible.
Furthering development of the Dubai Silicon Oasis Authority into the integrated smart city project 'Silicon Park,' smart buildings are hoped to be completed by Q4 of 2017 and will span an area of 150,000 sq.m. Smart building systems such as smart lighting systems, motion sensor systems, sensor-equipped light poles and digital signboards are all planned to be incorporated to monitor and maximize efficiency in all aspects, from electricity consumption, water consumption, recycling and irrigation.
Smart building systems are all in line with the government's vision to transform Dubai into the smartest city in the world over the next few years. Therefore, smart building systems are likely to become more common in the years to come.
