Residential developments in Sharjah on the rise

The emirate of Sharjah is fast catching up with its contemporary neighbors like Dubai and Abu Dhabi in terms of trendy real estate developments. From gated communities to build-as-you-please projects, the Sharjah residential market is on the threshold of change.

One of the most significant developments is Tilal City, the first in Sharjah to offer expatriates 100% ownership on 100-year leases. The massive mixed-use project, located off Shaikh Mohamed bin Zayed Road and close to Al Dhaid Interchange, will be divided into five zones. Upon completion, it will cater to 65,000 residents who have the option to choose among apartments, villas and townhouses. It will also offer plots on freehold basis at costs that range from Dh110 to Dh303 per square foot.

In another first for the emirate, Al Zahia is Sharjah’s very first gated community. It comprises 1,500 three to five-bedroom villas and townhouses, and mid-rise apartments. It integrates all modern facilities and amenities, such as health clubs, swimming pools, dining outlets, mosques, schools and retail shops, needed to maintain a holistic living experience.

Launched early this year was the Shoumous Residential Complex. It will be the first in the UAE to give customers free rein to plan and build their dream villas. The project, which costs a whopping Dh550 million, offers plots in six different sizes that range from 18,442 square feet to 39,297 square feet. Situated in the Al Tai district, it will be designed as a self-contained community with a commercial center, parks, mosques and a hypermarket, among others.

Then there is the mixed-use project Al Rayyan in the emirate’s Al Nahda district. The Dh700-million project will offer leasehold residential, commercial and retail properties. It will feature two residential towers, a retail complex and a commercial tower with shell and core units and serviced apartments. The development will be equipped with modern amenities and facilities such as spas, swimming pools, children’s play areas, leisure venues and 24-hour security.
