A luxury destination just outside Muscat, Barr Al Jissah brings together aspirational homes with a world-class resort. Owned by The Zubair Corporation, the luxury clifftop villas, which were launched last year, have been sold out and there is immense regional and international interest surrounding the future projects.
PW caught up with Firas Matraji, CEO of Barr Al Jissah, to talk about what the company has in the pipeline, notably the upcoming launch of the Bannenberg & Rowell limited-edition town homes designed by one of the world’s most famous names in superyacht interiors.
What makes Barr Al Jissah such a unique real estate offering in Oman and the region?
When Barr Al Jissah was launched in 2006 with its three luxury hotels, it was one of Oman’s first integrated tourism complexes (ITCs). The freehold luxury residences followed, and today it brings together five-star hotels and their associated leisure facilities with high-end homes. What makes it truly unparalleled is its breathtaking location, where the Hajar Mountains meets the azure Gulf of Oman, delivering panoramic vistas from every viewpoint across the destination. With its unique blend of authenticity, serenity and luxury, Barr Al Jissah is a truly special place, which continues to attract visitors looking to discover the best of Oman.
What are the various components of the project?
Barr Al Jissah seamlessly combines three five-star luxury hotels and their leisure facilities with freehold residential properties and a private marina. The homes are a mix of four-bedroom townhomes and six-bedroom luxury cliff-top villas. Each unit is individually crafted with contemporary interiors and quality finishes, offering uninterrupted views of the mountains, tranquil seas and endless blue sky. Plans are also underway for marina apartments in the near future. We appointed Shangri-La to manage the hospitality elements, including the luxury hotels, Chi Spa and leisure amenities, as well as the multitude of restaurants located at the destination. Future plans also include an entertainment component, which will further enliven the destination.
What phase is the project currently at and what’s in the pipeline?
Last year, we completely sold out our latest releases, the luxury cliff-top villas. Most recently, we have announced an exclusive partnership with one of the most famous names in luxury yacht design, Bannenberg & Rowell, to unveil the world’s first Bannenberg & Rowell limited edition townhomes. The design for the townhomes draws inspiration from the spectacular ocean setting and Omani architecture, creating something truly outstanding and unique for our buyers.
Exciting future plans are also underway for the Barr Al Jissah private marina and proposed Marina apartments, which will bring a vibrant Riviera lifestyle option to the destination.
Who are investing at Barr Al Jissah?
We have a wide spectrum of buyers from Oman, the wider Gulf region and Europe. Our buyers range from people who live here full-time with businesses in Oman to those individuals and families, who use it as a second home and come here on weekends and holidays.
According to reports, the villas are being sold at much more than the market price. What kind of return on investment do you guarantee investors?

With these partnerships, the Barr Al Jissah experience commences before the owner even reaches the destination with Bentley providing the transportation for the spectacular 25 minute drive from the airport to their homes and Quintessentially catering to any request. Homeowners also receive an exclusive Shangri-La membership for up to six members of the family, which entitles them access to all three luxury hotels located at the destination and their facilities.
What’s the current state of Oman’s luxury real estate segment?
We have witnessed an upward trend in Oman’s luxury property market. The emergence of ITCs has been positive in driving demand for homes in Oman. The stability and buoyancy of Oman’s property market continues to attract buyers from around the world.
