Several residential clusters will benefit from plans to expand the Dubai Metro's Red Line from Jebel Ali to the Expo 2020 site. The new 15-kilometre stretch will link the residential communities of Dubai Investments Park (DIP), Al Furjan, The Gardens, Discovery Gardens and Jumeirah Golf Estates. The expansion project named Masar 2020 will enable commuters to reach the Expo site from Dubai Marina in just 16 minutes.
Riding on the Metro expansion and other infrastructure boost around the Expo site, the neighbouring residential clusters are seeing ambitious growth.
DIP will see an addition of around 1,150 new residential units in the next three years including studio, one, two and three-bedroom apartments. The Green Community within DIP will also see fresh investment with 227 new units including 210 townhouses, 16 duplex apartments and retail space being built. Demand for residential developments in these areas is expected to go up as new industrial zones around the Expo site and the Dubai World Central spark new employment opportunities.
Al Furjan, another development close to the Expo site, is witnessing a growth push. With phase one (where around 800 families are currently staying) completed, infrastructure work is being carried out in phases two and three. Other than villas, several developers have launched affordable apartments in this area. A number of hotel apartments are also set to come up.
Currently, the Red Line operates from Rashidiya to Jebel Ali. Feasibility studies have been conducted to expand the route at the other end as well from Rashidiya to Mirdif City Centre. This will serve communities located in Uptown Mirdif and other future developments like Mirdif Tulip, the first freehold community in the area.
The Metro Green Line runs from Etisalat Metro Station in Al Qusais to Creek. There are plans to expand the network as well by 20.6 kilometres to connect Dubai Festival City, The Lagoons, Ras Al Khor Industrial Area, International City as well as Dubai Silicon Oasis, Meydan and Dubai International Academic City (DIAC). The metro link to DIAC will be a big boon for students from across the city.
