Dubai is one of the popular retail destinations of the world. People from different countries visit the emirate’s various shopping malls to buy the most sought-after brands. To satiate their desires and demands, it is imperative to offer them easy connectivity to and from the shopping centres and other parts of the city.
The Dubai Metro and the Dubai Tram have specifically achieved this objective. Both have made a positive impact on the retail areas covered by their routes as they not only increased footfall and sales, they also drastically upgraded their value.
The Dubai Metro has direct links to most of the big malls in the city. It has made retail areas in different parts easily accessible to everyone, even those living far from the city centre.
It is a convenient and cost-effective mode of transport, allowing people from all strata of society to move unhindered from one place to another. As a result, it has become the preferred mode for many residents and tourists to be able to extensively move around town.
On the other hand, the Dubai Tram makes travelling to the Dubai Marina area and Palm Jumeirah a breeze. Both areas host a number of outdoor lifestyle destinations that feature shopping and dining offerings. With the advent of the tram, retail areas along or near the tram routes have obviously witnessed more customers.
Properties situated in proximity to metro and tram stations often enjoy high occupancy rates, high sales value and healthy rents. Older commercial properties and shopping malls have undergone multi-million dirham makeovers to accommodate more retail brands and a high influx of shoppers after the introduction of the Metro and the tram.
Thus, it can be said that the Dubai Metro and the Dubai Tram have brought about significant changes to the retail arena in the emirate.
