Emirates Hills is by far the most exclusive villa community in Dubai and therefore achieves the highest rates, according to a new Asteco report on the prices of luxury villas in Dubai and Abu Dhabi exclusively released to Property Weekly.

The limited number of units available and the fact that all units are unique (except the Montgomery Maisonettes), fitted to the highest standard and located on exceptionally large plots make Emirates Hills stand out as a luxury villa residential community.

Al Barari is also a popular luxury villa development located in the royal area of Nad Al Sheba. It has 96 unique interior finishes from contemporary to classical, while 80 per cent of the development comprises botanical gardens and green walkways, which make it a unique low-density villa development in Dubai.

It should be noted that although Al Barari has the lowest price per square foot, the actual price point is well beyond other units due to significantly larger built-up areas.

On the other hand, Palm Jumeirah has continued to achieve higher rental rates compared to other developments due to the limited inventory available, combined with high demand because of its unique beachfront location and high-quality finishes.

Rental rates and sales prices of luxury villas in Dubai can vary significantly due to the different specifications and upgrades undertaken by owners.

Nurai Villas are currently the most prestigious and exclusive development in Abu Dhabi. Located on a private island, off Saadiyat Island, the community features only 28 Nurai Beachfront Estates and 12 Nurai Water Villa properties.

The four-bedroom Water Villas have a built-up area of10,011 sqft and a plot area of 23,000-33,000 sqft. During the initial launch in 2008, beachfront villas were priced starting from Dh65 million. They are now selling from Dh45 million to Dh55 million. In comparison, the four-bedroom water villas are priced between Dh21 million and Dh25 million.

In other developments such as St Regis Vlllas on Saadiyat Island, a four-bedroom villa can be bought from Dhl4.8 million. These villas benefit from prime golf course views and are serviced by the St Regis Resort.

A five-bedroom unit at Saadiyat Beach Villas is available from Dhl4.9 million, while a six-bedroom unit starts at Dhl8 million.

The report does not include standard villas that are concurrently offered in certain developments. For instance, for both Saadiyat Beach Vlllas and The Hills, the table only presents rents and sales prices for the Executive, Premium or VIP type villas.

Al Gurm Resort and The Hills, both located on Abu Dhabi island, are not freehold properties and can only be purchased by UAE nationals. Saadiyat Island, St Regis and Nurai Villas are available to all nationalities.
