Finding a home in this age of smart culture is no easy task, but a residential address where the city revolves around your living environment really makes a huge difference. A new residential project that will be making noise in the UAE is The Villages. Located in the upcoming happening urban development, Dubai South (formerly Dubai World Central), the exquisite architectural statement will be an address of diversity.
The Dh25 billion development, slated for completion in 2019, will have five community based settlements of about 20,000 residences, with the first phase of 6,000 apartments slated to be constructed in the first quarter of 2016. In this integrated community with an interconnected network of parks, investors may choose from the savvy structures of lofts, two to three-bedroom apartments, villas and townhouses while creating a vibrant residential space where all essential urban services are available in close vicinity.
The properties, which target the mid-market segment, will be offered on a rent-to-own scheme. Having lost its appeal in 2008, developers are now starting to revive the scheme to boost property sales. The lease-to-own agreement converts paid rents into equity which can be deducted from the selling value.
When looking at buying a home, comfort is an important factor. The Villages will have everything for the entire family. It will feature a K-12 private school, a wellness centre equipped with indoor and outdoor facilities from Pilates to ball sports, verdant walkways, bicycle tracks and organic farms, all within the district of the Expo 2020 site and the Al Maktoum International Airport. The civic centres, which will be littered with cafés and restaurants, are expected to be major crowd-pullers and within walking distance from medical centres, retail shops and entertainment amenities.
Green communities are growing in popularity in the country. Situated in an eco-friendly environment, The Villages will boast a temperature-controlled greenhouse for growing botanical plants and a committed restaurant for local produce. It also aims to optimise energy efficient practices that conform to international environment standards by reusing and recycling water and cool air.
