Remraam is a manifestation that Dubai never seems to stop expanding. The community development now has 198 buildings under construction, making it the largest construction site in the UAE. Developed by Dubai Properties Group (DPG), Remraam features a wide array of facilities and spacious residential properties.

It is essentially a town of its own on the border of the city. The residential community is ideal for singletons, couples, families and anyone who enjoys keeping work and play separate.

Comfortably wedged between Jebel Ali Free Zone and Al Maktoum International Airport (AMIA), the property beats in the heart of Dubailand. Arabian Ranches is its closest neighbour and it is also close to Dubai Motor City and Hamdan Bin Mohammad Bin Rashid Sports Complex.

With its convenient access to Dubai's key highways — Shaikh Zayed Road and Emirates Road — the community provides a great escape from the hustle and bustle of the metro life, while keeping the city within close reach.

Downtown Dubai is only a 20-minute drive away, while the World Expo 2020 site is only 15 minutes away. For those who have further destinations in mind, AMIA is just 20 minutes away.

One of the things that preserve Remraam's tranquil environment is the lack of chaotic road traffic. Although buses can be hailed from Studio City and Arabian Ranches, one will have to travel to these stations. Taxis can be booked in advance from Dubai Taxi Corporation.

What to expect

Remraam already has numerous residents, both renters and owners. It offers freehold studios and apartments of up to three bedrooms. Some units have terraces, balconies or courtyards, which could dictate the rent and sales prices of the properties.

''Remraam's exteriors are as charming as its interiors,'' says Stephen Nash, who moved to Remraam three months ago. ''A diverse collection of outdoor activities can be found, entertaining both parents and their children.''

Luscious stretches of vegetation and lawns cover Remraam's landscape. Several community pools are situated around the property, encouraging social interaction. There are also tennis and basketball courts along with landscaped pathways all over the community. Children can enjoy copious play areas with canopies.

One of Remraam's star facilities is its numerous barbecue stations. The property also comes with a community mosque, medical facilities and grocery stores.

''What's commendable about the apartments here is the fine finishing,'' says Imran Ali, Sales Manager at Gold Mile Properties. ''If residents look outside their window, they'll be overwhelmed by the greenery. If they look inside, they will be welcomed with glistening marble. Another major asset of some apartments is that they come with a terrace. This means sun-bathing sessions and glorious breakfasts under the sky.

''Some terraces are even partially shaded. Families are expected to thrive the most in Remraam, with activities present for each member of the family. However, DPG prohibits pets.''

Despite Remraam's secluded location, plenty of luxury and leisure destinations are just a short drive away. The community development's more athletic residents can enjoy numerous sporting facilities that lie on the outskirts. Dubai Sports City, the Hamdan Sports Complex, the Dubai Cycling Course and the Dubai Swimming Academy are among the nearby sporting venues.

Remraam will also soon have its own clubhouse, which will comprise a community gym, conference hall, multipurpose rooms and Remraam's management and security offices. The clubhouse is currently under construction.

Remraam has been gaining attention recently for its affordable and rationally priced property offerings. The developer has said that it aims to provide a luxurious experience at reasonable prices. There are a variety of properties available to lease and purchase.

The apartments are inspired by traditional Moorish architecture, flaunting attractive features such as spacious balconies, vibrant gardens and tasteful craftsmanship.

''The Al Thamam and Al Ramth sectors of Remraam hold 63 buildings each. The reason people should consider apartments here is simply to live in a community. That's the best feature of Remraam,'' says Sharil Christopher, Sales Coordinator at Quantum Properties. ''Being a new project, all of its amenities are fine and fresh. It is ideal for everyone, families in particular. The swimming pool comes equipped with sauna rooms, baths and a relaxing Jacuzzi.

''Since the property has only recently been developed, schools are not available in the immediate vicinity, although there are plans to build them. That doesn't leave kids with nothing, though. Remraam offers shaded play areas, which will keep them active and engaged for hours.''

Craig Plumb, Head of Research — Middle East and North Africa at JLL, says the project supports the call of the Dubai Government to encourage more developments close to Mohammad Bin Rashid City. Moreover, the project benefits from a strategic location close to successful existing residential communities.

He also says Remraam is perfectly positioned to cater to the mid-market.

''There remains a significant future supply of residential units, with around 40,000 additional units expected to be completed over the next two years,'' says Plumb. ''However, much of this supply is targeting the luxury end of the market and there remains a shortage of more affordable housing. Remraam is correctly being positioned at the mid-market.''

Buy or rent?

The community is attracting both tenants and homeowners because of its combination of quality amenities and reasonable pricing.

''Remraam is popular with buyers and renters alike,'' says Tarek Bou Karroum, Dubailand Sales Manager of Fam Properties. ''However, with prices at around Dh900 per square foot, the price point compares very favourably to other projects in the market. As such, it is becoming more and more popular.

''On the rental front, the current rates of around Dh60,000 per year for a one-bedroom apartment, Dh90,000 per year for a two-bedroom apartment and Dh120,000 pear year for a three-bedroom apartment make it attractive to families looking for good lifestyle opportunities at an affordable price and investors looking for a good-yielding asset.''

Things to discover

Remraam's central location also puts it close to the many emerging destinations in Dubailand. Dubai Miracle Gardens, for instance, is an enchanting getaway while Global Village is a popular entertainment, shopping and dining venue.

Mall of Arabia will also soon rise in Dubailand, with plans to house more than 1,000 retail stores and extensive edutainment facilities such as a planetarium, a science museum and a theme park.

Ultimately, Remraam offers two things that are becoming extremely rare in Dubai — serenity and a sensible price. For those who favour these, the community opens up a world of good living.
