The term “Jumeirah” and Dubai go hand in hand a long way. A real estate developer’s strong affinity towards the term is reflected in the way it has named some of its key projects in new Dubai area: Palm Jumeirah, Jumeirah Islands, Jumeirah Village and Jumeirah Park. Jumeirah literally means “beautiful.”
Launched originally in 2006, Jumeirah Park is a stone’s throw away from Jumeirah Islands; hence, it is only a short drive from the popular Springs and Meadows communities. Its true value, however, is driven by its proximity to Shaikh Zayed Road, Shaikh Mohammed bin Zayed Road and Al Khail Road, offering its residents easy access to Business Bay, Dubai Marina/Jumeirah Beach Residence and Abu Dhabi.
The Jumeirah Park villas are done in three distinct architectural styles: Legacy, Regional and Heritage. They come as three, four and five-bedroom units. The community houses over 2,000 spacious villas, ranging in size from almost 3,000 to over 5,000 sq.ft. Each unit has an individual back garden, balcony and covered double garages.
Schools like Dubai British School and Emirates International School-Meadows are just around the corner and sought-after by residents with children. Shopping malls like Ibn Battuta Mall and Mall of the Emirates are at a convenient distance too, further upping the “wow” factor of this locality. However, what promises to be the new hub in this new Dubai area, is the Jumeirah Park Pavilion, a community center dedicated to its residents. Due to open in a couple of months, it is expected to host a department store, a clinic, an exchange house and shopping outlets besides several restaurants and coffee shops.
It will be worth mentioning that the Jumeirah Park developer has planned expansive parks and jogging tracks to enable its residents to take advantage of the great outdoors. The roads lack signage at the moment, but steps are being taken to address this issue by the end of the year. Security is a prime concern; hence, the gating of the community is also underway.
• Current buying rates at Jumeirah Park range from Dh1,300-1,500 per sq.ft.
• The majority of rentals is somewhere between Dh210,000-Dh330,000 yearly
• Modern conveniences like a department store will soon open in the community
