One of Abu Dhabi's natural islands, Reem Island, is located about 600 meters off the coast of the main city. Developments began on this island a few years ago, and the first project to be completed was Marina Square. It did face its share of teething problems like delayed handovers early on. But with that behind it, the luxurious development now has a bright future ahead.
Marina Square is a landmark on the little island. A mixed-use development, it covers a total area of 70 acres. It consists of residential towers, an office tower, a hotel, and a fair amount of retail space that includes a shopping mall with a promenade.
With 3,440 residential units available for sale and lease, this freehold community aims to house more than 8,000 residents. Residences range from studio apartments, one to four-bedroom apartments, and eight standalone villas facing the main Abu Dhabi island, with views of the marina.
As is now expected of the city's new residential projects, the homes come with great facilities for tenants and owners. These include fully equipped gymnasiums, swimming pools, round-the-clock security, underground parking, CCTV cameras in common areas, and the option to subscribe to home automation technology. The technology will enable residents to perform a variety of functions like control lighting, air conditioning and curtains remotely through the touch of a button online, on residents' smartphones and tablets.
Residential towers in Marina Square include RAK Tower, Burooj Views, Marina Heights, Marina Blue, Al Maha Tower, the aptly named Ocean Terrace and Tala Tower. Ten buildings are high-rises, while three are low-rises. The luxurious Movenpick Hotel adds a bit of diversity to the area.
Studio apartments lease at approximately Dh65,000 annually, while one-bedroom flats start at Dh90,000 per annum. Two-bedroom, three-bedroom apartments and four-bedroom penthouses start leasing at approximately Dh125,000, Dh180,000 and Dh220,000, respectively.
