Overlooking the lush fields of the Dubai Polo and Equestrian Club, the Polo Homes community has become one of Dubai’s most desirable residential areas. Launched in 2007, the community comprises just 71 luxurious residences. The development was one of Emaar’s flagship residential projects, celebrating Dubai’s equestrian heritage and seeking to provide a new level of opulence and convenience; this, for the neighborhood guide.
“The Polo Homes caters for clients who are looking to own an exclusive, luxury property in one of the most beautiful areas of Dubai,” says Karen Magee, Client Relationship Manager at Sloanes Real Estate, which is handling a selection of properties in the development.
“Buyers who come to look at the Polo Homes are usually the kind of people who require a property that commands incredible views, as well as offering big, open spaces for their gardens. Often, they’re already patrons of other Emaar developments and know what they are looking for in terms of build quality and a high-quality finish.
“And, of course, because the Polo Homes is built around the polo fields, the community also attracts homeowners who love all things equestrian, not to mention golfers, thanks to the fact that it’s only a stone’s throw away from the Arabian Ranches Golf Course.”
Proximity is a huge draw for many Polo Homes residents — while the luxurious, leafy community feels as if it’s miles from the hustle and bustle of Dubai, its direct access to three ring roads makes it an easy commute to both Dubai airports as well as the neighbouring emirates of Abu Dhabi and Sharjah.
Furthermore, key destinations such as Dubai Marina, Mall of the Emirates and Jumeirah are less than 15 minutes away, while the rapidly developing Barsha South is even closer.
The nearby Arabian Ranches offers a wide range of amenities, including schools, supermarkets, shops, restaurants and golf. And with its café culture, children’s play facilities, nurseries and shopping facilities, the family-friendly Motor City is just a five-minute drive away.
Families in particular are drawn to the lifestyle Polo Homes offers. “The area is very well connected and we have found that parents are drawn to the area as it is close to a lot of good schools with good academic reputations, such as Jess Ranches, Repton, Foremark Hall and Desc,” explains Magee.
Residents can also take advantage of the facilities at the Dubai Polo and Equestrian Club. Many of the Polo Homes also command fantastic views over the two international-size polo pitches that host an exciting calendar of events, such as the Gold Cup and the British Polo Day Series, as well as weekly matches and picnicking opportunities during the polo season.
With an architectural style echoed by the Polo Homes, the hacienda-style clubhouse offers a range of leisure and recreational facilities, including four food and beverage outlets, the lavish Angsana Spa, a well-equipped gym and a huge temperature-controlled swimming pool.
“The facilities are fabulous,” says Magee. “There are ten Polo Homes that have been selected for free membership with the Club House, while other residents can take advantage of great-value offers from Emaar.”
The two-storey detached homes are available in spacious five- and six-bedroom options, with sizes ranging from 6,777-15,563 sq ft and plots from 15,551-40,000 sq ft. The project’s opulent take on Andalusian architecture, which is a combination of Islamic and Spanish design traditions, features distinctive terracotta roof tiles, vast central courtyards and large plot sizes offering unique landscaping opportunities.
“The development offers five property styles and each has a wow factor,” says Magee. “Some have grand, sweeping staircases, others have double-height ceilings, while others have rotunda entrance rooms.”
While planning the project, Emaar made full use of the light and space within each of the homes’ spacious interiors, using a semi-open plan layout, perfectly situated windows to take advantage of the great views and wide, airy corridors. The living rooms are large and well lighted, while each generously proportioned bedroom features a luxurious en-suite bathroom.
There are two interior styles. The traditional style includes contrasting marble inlaid floors and decorative elements such as ornate coves and handcrafted mashrabiya screens. The classic option offers clean, elegant lines and understated design, with classic wall mouldings and handmade joinery.
Aside from the two fit-out options, it is also possible to purchase a shell-and-core unit, which is attracting buyers who like to be involved in the design of their own property, explains Magee.
“The completed Polo Homes are currently priced between Dh15.5 million and Dh28.5 million. However, the shell-and-core options range from Dh11 million to Dh16 million, depending on the plot, view and type,” she says.
“They are great value for money in relation to the square footage.”
There has been a lot of renewed interest from clients in recent months.
“It really is a bit of a forgotten gem,” says Magee, adding that the homes are proving to be attractive options for high-net-worth customers who want to purchase a property that is ready to move in or just awaiting final design touches.
Quality finishes and a high attention to detail are a well-balanced complement to the stunning location and exclusive ambiance. Like the developer’s other gated communities, the Polo Homes offer a high level of security and privacy.
“Above all, the Polo Homes are an excellent investment opportunity,” says Magee. “Already surrounded by great facilities, the area will only get better with the developments that are planned in the vicinity, with more schools and leisure and retail options coming online over the next few years.”
