An area which was the nerve center of horse racing in Dubai is soon transforming itself into a bustling residential, commercial and leisure hub.
The Nad Al Sheba area is set for a major revamp as various developments around the Meydan racecourse take shape. Meydan replaced Nad Al Sheba as Dubai’s main horse racing track in 2010. A big residential and recreational hub was conceived around this revamped racecourse, the venue of the famous Dubai World Cup.
Nad Al Sheba will have a new gated residential community housing over a thousand villas. A sprawling 2.5-million-square-foot area has been earmarked for this development which is expected to be completed by 2016. The villas range from three to five bedrooms. A raft of amenities including retail options, a clubhouse and sports facilities will come up for the residents.
The development will also feature around 100 serviced residences to be managed by a hotel operator. Residents and guests of this serviced villa complex will also have their exclusive health club, wellness center, restaurant, housekeeping and laundry services. Exclusive access to beach facilities in Palm Jumeirah as well as transport services to various shopping malls and other tourist attractions will also be provided. The development is targeted at long-term residents as well holidaymakers.
Besides the Nad Al Sheba project, some of the other forthcoming residential ventures in the area are District One, Sobha Hartland and Millenium Estates featuring luxurious villas. Meydan Avenue, adjacent to the racecourse, will have commercial, residential and retail facilities, and dining options. Close by is Meydan Headquarters with around 11,600 square meters of leasable office space.
An added attraction for Nad Al Sheba residents is its proximity to reputed schools like Dubai Modern High School, Repton College and Kent College, Canterbury, which will open in the 2016-2017 academic season.
