The ongoing development of the master project Culture Village by Dubai Properties Group (DPG) is opening up unique opportunities for developers to build on the concept of a stylish life by the Creek.
As a Creek-facing luxury residential community, Manazel Al Khor, being developed by Dubai Properties in Culture Village, has quickly won favour among investors. A private launch, offering 76 spacious three and four-bedroom homes, occurred in April.
''We have a only small number of units that are yet to be sold. The unique positioning of the development, in what is one of Dubai's key upcoming areas, has made for great selling and we are very pleased with the outcome,'' says Mohammad Al Habbai, Chief Officer for Urban Planning and Infrastructure at DPG.
Culture Village isn't just one of Dubai's up and com areas — it will also continue the Dubai Creek story with its emphasis on traditional architecture.
''Overlooking the Dubai Creek, one of the UAE's most significant landmarks, Manazal Al Khor celebrates the heritage of the emirate with locally inspired architecture created by architects WSP,'' says Al Habbai.
''The design and location of the development will allow residents to enjoy Culture Village's retail, entertainment and cultural offerings. These include a 3.8km-long promenade, landscaped features, a mixed-use complex with a view of the canal and a central marina with mooring and access points along the promenade.''
Culture Village will also be home to ventures such as the Abdul Latif Jameel Community Initiatives (ALJCI), which will promote Islamic art, and galleries featuring valuable collections. It will endeavour to keep traditions alive by encouraging young artists to create contemporary Islamic art through the Jameel Prize.
However, nostalgia and location aren't enough to ensure the success of a development, says Al Habbai.
''The project also boasts state-of-the-art residential facilities and premium finish, making Manazel Al Khor a unique waterside development. Spacious layouts and great leisure facilities are also important factors to its luxurious image. In all, this proposition has proven to be an attractive investment opportunity for local, regional and international buyers.''
Those who choose to live in Manazel Al Khor will be in good company with the D1 Tower and Palazzo Versace Dubai in the neighbourhood. Developer Enshaa is working hard to complete these projects as soon as possible, and work at Manazel Al Khor is on the fast track as well.
''Progress on the development of the project is ahead of schedule, with the completion of a number of key construction milestones. We have been working closely with WSP and engineering contractor Sun Engineering to complete most of the substructure phase and we are on schedule to deliver in 2016,'' says Al Habbai.
Just as ALJCI embraces contemporary Islamic architecture, so does DPG. There will be several pockets featuring traditional Islamic designs. The D1 Tower is a prime example. Even though it is modern and striking, the architects made sure to integrate contemporary interpretations of Islamic design in the building's details.
''We are extremely fortunate to have one of the most coveted cityscapes in the world, with beautiful, interesting and alternative designs from influential global architects. Traditional Arabian influences in building designs are suitable within a certain surrounding landscape,'' says Al Habbai.
Everyone is equally expectant of what else will come up in Culture Village. Several developments have fallen victim to the recession, some have been cancelled, and others may or may not be revived by their owners.
While DPG revealed a revised master plan recently and added that it would include more residential, commercial, retail and entertainment components to attract both local and international visitors.
''We have a strong portfolio of projects in the pipeline for Culture Village and will be making announcements in the near future,'' says Al Habbai.
