The rent cap removal in Abu Dhabi, which led to the further increase in property rents, most notably on the island, has driven a fair number of residents looking for cheaper alternatives to the mainland. The exodus has thus transformed property developments in the “outskirts” of the city into the capital’s current most sought-after residential neighborhoods.
One such area is the Madinat Khalifa City suburb located near the Mussafah Industrial Area and the Abu Dhabi International Airport. The community provides house hunters a massive range of apartments, villas and townhouses that suit every budget. It consists of three developments: Khalifa City A, Khalifa City B and Khalifa City C, but it is Khalifa City A that is drawing a huge chunk of residents with its myriad facilities and amenities.
Khalifa City A features rows upon rows of spacious residences, some with private pools and gardens, in an area of vast open spaces, albeit with little greenery around. Parking is not much of a problem here, and a handful of grocery shops and supermarkets, the likes of Spar and Abela, is just within reach. It also has a growing list of cafes, salons, and retail shops. The neighborhood appeals mostly to families as it is dotted with nurseries and schools. Leisure pursuits are provided by Yas Island, located nearby.
Rental rates at Khalifa City A range from Dh75,000 for a one-bedroom apartment to Dh230,00 for a six-bedroom flat. Rents for four-bedroom villas can be as low as Dh150,000 to as high as Dh450,000. In Khalifa City B, a five-bedroom villa can range from Dh175,000 to Dh250,000, while a six-bedroom villa can be had at Dh150,000 and up, depending on the facilities available.
Khalifa City is currently the focus of a huge government project aimed at creating another city in Abu Dhabi. The project will assign areas for schools, different government entities, financial institutions, and entertainment and leisure facilities. Several infrastructure works are also being done in the locality like building parking lots, drainage systems and sidewalks, installing street lights, and constructing new parks.
Far from the city chaos, the Khalifa City is ideal for those looking for peace and quiet in an affordable community.
