When faced with the decision of moving to Abu Dhabi, most expatriates have one big question in mind – affordable accommodation in the capital city. Abu Dhabi has several apartment complexes and villa communities that offer state-of-the-art facilities such as gyms, indoor and outdoor sports facilities, swimming pools and children's play areas.
However, affordability within the city has emerged as a serious concern among Abu Dhabi residents as rents continue to rise. The current trend in Abu Dhabi mimics what happened in nearby Dubai in the past few years – residents consciously moving towards the external periphery of the city, towards open spaces... favoring life in gated communities.
With new roads that connect these communities to the main artery Shaikh Zayed Road and thereon to the bustling Dubai precincts, it is no surprise then that people are choosing the comfort and coziness of ''off-the-beaten track'' residential living.
Most of the mainland communities offer cheaper rents than those on the island. Residential options are also more spacious, are conveniently accessible from the main city and are replete with conveniences such as malls, stores, cafes, nurseries and schools. Though some property prices in the mainland areas are high, this has not deterred others who are looking for a tranquil lifestyle.
Communities located in Raha Beach, Khalifa City, Mohammed bin Zayed City, Shahama and Al Reef are popularly sought after as they are not that far from the city, yet they are surrounded with a pleasant alcove of serenity.
These communities have also attracted internatioal investors, not just residents. Because the Dubai market is nearly saturated, investors are now eyeing options in the capital. Keeping in mind investor interest, real estate developers have begun introducing new schemes and off-plan products to cater to these clients who are primarily mid to long-term investors.
