A new mixed-use development has been launched today by Sobha Developers, offering an opportunity to own freehold property in one of the most exclusive locations in Dubai.
Comprising 282 contemporary, L-shaped villas and mid- and high-rise apartments, the Sobha Hartland residential project is located in Mohammad Bin Rashid City. The residential offerings include four-, five- and six-bedroom signature villas. The low-rise garden apartments range from studios to three-bedroom duplexes.
The villas are set to be completed and handed over by late 2016.
"Sobha Hartland will have all the amenities a community needs, spanning two schools, retail outlets, hotels, a spa and entertainment facilities in one central location," says PNC Menon, Founder and Chairman of Sobha Group. "It is the ideal neighbourhood for family living, with numerous parks and leisure facilities within walking distance."
The family-orientated community development is located just three kilometres from the Burj Khalifa. More than 30 per cent of the 185-acre project is dedicated to green spaces.
Ajay Rajendran, Vice-Chairman of Sobha Group, talks more about the new venture and shares his views on Dubai's property market in an exclusive interview with Property Weekly.
In a city where community development is no longer a novelty, what unique aspects does Sobha Hartland have to offer?
Sobha Hartland is a gated, mixed-use development, located in the centre of Dubai. Dubai International Financial Centre (DIFC), Dubai's financial district, is only a six-minute drive from the development and Dubai International Airport a mere 12 minutes.
Sobha Hartland truly lives up to its promise of family community living right in the heart of Dubai and is one of the closest villa developments to DIFC and The Dubai Mall.
Within this new central neighbourhood will be best-in-class retail and leisure offerings, two international schools, a collection of hotels and spas, a clubhouse and a selection of stylish cafes and restaurants.
Another differentiator for the project is that more than 30 per cent of the uptown neighbourhood will consist of parks and landscaped areas, keeping the environment naturally cooled and creating a green oasis in the heart of the city.
According to recent news reports, there has been a rapid increase in prices, prompting many Investors to stay away from investing in residential property. What Is your take on this?
"The market today is in a very good place. Price increases are steady and reasonable, while underlying demand is strong, primarily based on the sound fundamentals of the recovery. At these levels, for the serious buyer, the market presents great value.
We must remember that after the financial crisis the market has been rebounding from ridiculously low levels. The recovery over the past two years has to reach levels to cover costs first and then to cover inflation and finally provide fair margins to the developer to ensure quality and the sustainability of the market.
Tell us more about the design and architecture of Sobha Hartland.
The master plan as a whole has been designed with space and its community at the forefront, with its larger-than-average properties, numerous parks and landscaped areas, wide pavements and multiple entry and exits points leading to AI Khail road.
The newly released first phase of the freehold Sobha Hartland villas will range from spacious four-bedroom villas (from 6,330 sq ft) to the larger six-bedroom signature homes (from 17,000 sq ft). Building on the contemporary design of the villas, they will have an inward-looking, L-shaped design and feature expansive double-height windows, creating a modern, large, light, bright living space. The stylish L-shaped layout will create an ultra-secluded garden, deck and pool area.
How have your emphasized green living in this project?
More than 30 per cent of the project comprises green spaces, with wide, tree-lined streets, numerous parks and children's play areas. Many of the park areas are integrated within the villa and apartments communities, with additional leisure facilities such as basketball and tennis courts and cycling tracks also incorporated.
