Whether you are looking to wake up to the rolling waves from the comfort of your home, walk through scenic pathways lined with restaurants and cafes or simply enjoy the benefits of community living, Al Raha Beach is an excellent option, especially for families searching for comfort and convenience in the heart of Abu Dhabi.
Built on 5.2 million sqm of natural beachfront, Al Raha Beach is a mixed-use waterfront development located between Abu Dhabi city and Yas island.
Comprising three residential communities - Al Bandar, Al Zeina and Al Muneera - the development offers a wide range of unit types and sizes: 60-sqm studios, multi-bedroom apartments, duplex apartments, penthouses, townhouses, sky villas and beachfront villas.
''All three districts have witnessed strong demand as there is a shortage of quality waterfront community options for families in Abu Dhabi,'' says Talal Al Dhiyebi, Executive Director of Asset Management at Aldar Properties, the project developer. ''Al Raha Beach presents a range of stylish and comfortable living options. The development provides all the amenities and facilities needed for a luxurious and self-sustainable residential community.
''This includes clubhouses, swimming pools, Jacuzzis, gyms and play areas. What's more, the amenities are located alongside pristine beaches, public green spaces and walking and cycling promenades.''
Al Dhiyebi points out that each community has been designed with a particular theme that is reflected on the external architecture and internal finishing of the units.
Al Bandar is an integrated community comprising residential towers with a combined 511 units, a 131-berth marina, a clubhouse, a retail building with a supermarket and a promenade with cafes and restaurants overlooking the marina.
Al Zeina has 1,221 residential units consisting of town houses, one-, two-, three-and four-bedroom apartments and sky villas, some with private courtyards and pools. There are also beach villas across a 500m private beach overlooking Yas island.
A retail high street, cafes and restaurants and a Waitrose supermarket serve the community.
Built over an island and a mainland precinct, Al Muneera features 1,286 one-, two-, three- and four bedroom apartments. There is another set of 159 homes, featuring four-bedroom town houses and five-bedroom deluxe beachside villas on the mainland and island.
Easy accessibility to a range of amenities - from retail and entertainment to lifestyle and facility management - makes Al Raha Beach a popular option for investors and tenants. Overlooking the marina and surrounding greenery, the numerous restaurants and cafes are good places to unwind and socialise.
All three communities are also located close to popular leisure and entertainment attractions on Yas island, such as a world-class motor-sport racetrack, the Ferrari World Abu Dhabi theme park and a water park.
According to Nada Jaouhar, Branch Manager of Better Homes Abu Dhabi, while many expatriates want to buy and live in their own property in Al Raha Beach because of the various lifestyle amenities, many GCC buyers consider the development primarily for investment purposes.
''Over the past 24 months Al Raha Beach investors have witnessed progressive capital appreciation, as well as attractive yields ranging from 8-9 per cent on apartments,''
says Al Dhiyebi. ''This is an attractive return on investment and one that is fuelled by the continued demand for quality waterfront living for families in Abu Dhabi.
