As one of the newly developed residential communities in Dubai, Al Barsha is popular with both the Emiratis and the expats. For an area of approximately 38 square kilometers, there are plenty of idyllic communities that fit within this space.
Al Barsha is a well-developed district, but has the added advantage of not being as densely populated as the other developed communities such as the Palm Jumeirah or Emirates Living. This means that you have some top-end luxury communities available, but just a little bit farther away from some of the chaos that more central Dubai communities tend to have. However, it is still well-connected to other communities, with an excellent transport system including easy access to Shaikh Zayed Road and Mohammed Bin Zayed Road. Public transport, including bus routes and metro links, is also abundant in the area.
The Al Barsha community was developed in two phases, one featuring luxury villas and landscaped gardens, the other hosting apartment buildings and shopping malls. Some of the most popular and well-visited shopping venues in the area include Lulu Hypermarket and Mall of the Emirates (MOE).
Al Barsha runs a full spectrum of residential housing, providing luxury villas, high-end apartments as well as short-term accommodation options suited for business travelers. With key business centers nearby such as Dubai Media City, Emaar Park and Dubai Internet City, the location is ideal for those working on a short-term basis in Dubai.
For those with families, the locality is conveniently located within a short distance from some excellent educational facilities such as the Dubai American Academy and Wellington International School. Healthcare is also readily available with both the Al Zahra Hospital and the Saudi German Hospital being located in the area.
Possibly the biggest downside of residential life in Al Barsha is traffic congestion towards Umm Suqueim Street during peak hours. With such central spots such as MOE, late-night traffic can also be a problem. However, the new road works and flyover improvements serve to resolve the problem.
• The Al Barsha community has proximity to schools, hospitals and retail areas
• It has good links to various business hubs, main roads and transport options
• The road infrastructure in the area has been improved to reduce traffic jams
