Homeowners of some 700 town houses and villas have started to receive the keys to their homes at Dubai Properties' Mudon community in Dubailand. Units were delivered starting last month. The development also inaugurated a community centre last month with a number of retailers expected to open shop. According to Abdulla Abushabib, Senior Executive Director - Customer Care & Government Relations, the key elements are starting to fall into place for the developer's plan to offer ''a unique lifestyle where you can have everything in one place.''

The project's location at the junction of Emirates Road and Al Qudra Road gives the project an important edge in terms of accessibility, says Abushabieb, especially with the Roads and Transport Authority's recent announcement of an extension project for Hessa Road to serve various Dubailand communities such as Mudon and Remraam. The new road project will help cut travel time to various locations by more than half.

- What was the initial feedback so far from the families living here?

They are satisfied and happy with the project. With the handover completed, we will organise a meeting with the community to get their feedback. We received some complaints regarding the ACs from the first batch of homeowners. We immediately raised this issue to the management and action has been taken. I believe things have now been fixed, and we make sure that things really work.

- How many people are now living in Mudon?

Around 1,300-1,400. And it will keep increasing as some are just waiting to complete snagging their properties. I expect by end of January everyone in phase one will be in.

- How is the road and infrastructure work?

Road and infrastructure work in phase one is completed. Infrastructure work for both etisalat and du has also been completed. Even the community centre is already in place. Mudon Park is now in the design stage. It could be completed in 2019. We are also putting up additional fences to separate the completed communities from ongoing construction work. Aside from the fences, we will also provide additional security personnel.

- Do you set guidelines for those leasing their homes?

We have guidelines if a homeowner wants to rent out the property. It should be as per government regulations. As for the rental prices, it is normally based on the Rera's rental Index, but I'm not sure about the prices exactly.

- What are the differences between the different phases of the project?

Al Salam was phase one with 397 three- and four-bedroom town houses and villas. It has been completed and handover started in December 2014. We have handed over 390 villas to the buyers, out of which 324 are already occupied.

Phase two is Rahat and Naseem with around 700 villas. It has town houses and villas, however, we added five-bedroom independent villas. After analysing the market, we saw that there are people who are looking for such villas. They want a more luxury lifestyle and bigger space.

Arabella is phase three, where we changed the style and the design. It is 100 per cent modern, while phase one and two have a more Arabian style. It is smaller compared with the phase one and two homes and also more affordable. It has around 700 town houses and villas. Construction has already started for phase three and we are expecting by end of 2018 to start handover.

- How many units have you launched so far?

Around 1,600 in total in the last four or five years. For phase one and phase two, approximately 1,100 units were launched.

- Are there homes still available for sale in phase one and two?

Only in phase two. We recently released some five bedroom villas — around 30 of them — in phase two and most are already sold.

- What are the main selling points of this project?

Our strategy is to provide a project that contains all lifestyle amenities. So there is a school (we have signed an agreement with Gems Education), a community centre, a clinic, nursery, pharmacy, coffee shops, gym, swimming pools — it's all there. There are also bicycle and jogging tracks, play areas for kids and football and basketball courts. In each block we have allocated areas for play, barbecue and such things. Everything is in place.

You can find everything within the community itself.

- When will the entire project be completed?

It is difficult to answer. We've released three phases, however, we'll continue to monitor the market. If things are okay, we will release more units and announce new projects.

- Do you plan to retain a few units for lease?

We have projects for asset, we have projects for sale. Asset-wise, we have projects such as Shurooq and Al Khail Gate. At Mudon, at this stage, it's not in our plans to have units for lease.


Mudon is a gated community spanning 30 million sq ft in Dubailand. It comprises villas and town houses. It is accessible through Al Qudra Road, while a new road project will connect the community to Hessa Road.

Amenities: Community centre, pool, gym, tennis, football and basketball courts, children's playgrounds, mosque, medical clinic, restaurants, parking space for visitors.

Naseem: Features three-, four- and five bedroom contemporary Arabian-themed detached villas, along with semidetached four bedroom town houses. The built-up area of town houses ranges from 3,786-3,808 sq ft. Villa sizes range from 3,574 sq ft for a three-bedroom unit to 5,760 sq ft for a five-bedder.

Rahat: Features three-, four- and five-bedroom detached villas with contemporary Arabian style. Sizes range from 3,557 sq ft for three-bedroom units to 5,760 sq ft for five-bedroom units.

Arabella: The latest phase of the development offers a more affordable price point, although sizes are not as generous as the previous three sub communities. Comprises three- and four-bedroom town houses, with sizes ranging from 2,000-2,600 sq ft. Handover is expected to start in 2018.

Travel options: 25minutes to Al Maktoum International Airport, 24minutes to Downtown Dubai and 10minutes to Mall of the Emirates

Prices: Three-bedroom villas start from around Dh2.95 million. Financing is available with ADCB, Rakbank, Dubai Islamic Bank and Noor Bank.
