It is no exaggeration to say that Dubai is one of the most favorable business capitals of the Middle East. But it has another distinction too, that of being the 25th most expensive city in the world for commercial tenants. That means that despite supply being on the higher end of the scale compared to demand, the number of commercial tenants willing to pay a premium for office space is staggering. Areas that are particularly in demand include the Central Business District, Business Bay, and the Dubai International Financial Centre (DIFC).
So what do these commercial properties offer that makes businesses dole out a premium in rental rates? The first is, naturally, prestige. Having an address that is a landmark in itself can only be good for one's business.
Other amenities offered by commercial properties, especially when they are located inside free trade zones or business parks, include multiple networking opportunities annually through events, sponsorships and conferences conducted at the premises. High-speed elevators, intelligent car parking systems in inclusion to multiple storeys allotted for parking that include both basement and platform, proximity to major public modes of transport like a metro station, fully and tastefully furnished offices, both fine dining and food delivery options on the grounds, office maintenance, multiple meeting rooms equipped with the latest technology to ensure a highly efficient and upto-date business environment, daily and complementary distribution of newspapers and magazines in multiple languages, round-the-clock security, public address systems and emergency lighting systems in case of the highly unlikely scenario of a power blackout.
The iconic Burj Khalifa also offers its share of premium commercial property for lease. Thirteen office towers located at the base of the building that include Boulevard Plaza and Emaar Square offer unprecedented amenities to the business owner.
