Located southwest of Abu Dhabi city, Mussafah is a small township which has risen to be the most prominent industrial area in the capital. It is basically divided into Sanaiya, which is the industrial sector, and Shabiya, the residential sector.

The epicentre of industrial activity in Sanaiya is the Industrial City of Abu Dhabi (ICAD) which has five major zones. The zones are specifically built for different major industries like automobile, machinery and spare parts, food and textiles, softdrink manufacturing, engineering works, wood and herbal, chemicals, plastics and petrochemicals, building and construction-related materials and advanced technology.

All government departments concerned with the issuing of industrial licenses are located in one place. This helps facilitate the work of investors in saving time and efforts for establishing their business. To aid in the development of different industries, the government offers incentives including exemption from customs on imported goods, land and industrial licenses. The ICAD Residential City, with a range of recreational amenities, is specially built for the ICAD labor force.

The second oldest port in the country, the Mussafah Port, has facilities for cargo operations and warehousing which cover industry sectors such as steel works, rig and offshore construction as well as dredging and ship building. The port extends to nearly 40 kilometers and mostly facilitates the activities of ICAD I, ICAD II and ICAD III zones.

Shabiya is a fast-growing residential area which is burgeoning with many new apartment and villa projects. The rejuvenation of the Mussafah area has led to the rise of many multi-specialty malls like Dalma Mall and Mazyad Mall. Comparatively having lower rents than the city centre makes Mussafah an attractive option for residents.

Mussafah is also dotted with auto showrooms and workshops. The emirate's only driving school, the Emirates Driving Company, is located in the area.
