Stretching along the Jumeirah Beach coastline, Umm Suqueim is one of the few Old Dubai localities that is still popular for people to live and do business. Some iconic landmarks that dot the place include Jumeirah Beach Hotel, Wild Wadi Water Park and Burj Al Arab.
The majority of commercial real estate located in the area is hosted within villas, especially in the popular area along Al Wasl Road. While in most areas of Dubai residential buildings are not to be used for commercial purposes, villas in specific areas such as Al Wasl are able to change from a residential listing to a commercial listing pending approval from authorities based on such things as availability of parking space and service roads.
Umm Suqueim, along with Jumeirah, were originally the two most densely populated and affluent areas of what is now called “Old Dubai.” Businesses such as clinics, salons, spas and caterers, therefore, set up shop near the residential areas.
Some of the remaining commercial real estate is centered on residential facilities, e.g. shopping centers built around supermarket chains such as Choithrams and Spinneys. One such commercial space that developed in this way is the J3 Mall, opposite the popular Choithrams supermarket. The mall includes a grocery store, kid’s entertainment area, ladies’ fitness gym, and several clothing and jewelry stores, and is the only community mall in the area. However, the Umm Suqueim of today is also lined with hotels hosting many restaurant options.
The completion of the first phase of the Jumeirah Corniche Project leaves open the possibility of further commercial real estate developments along the corniche’s two-kilometer stretch. The walking track runs from near the Dubai Municipality Centre to the Dubai Sailing Club and is intended to promote healthy living and outdoor exercise. Commercial kiosks will be fitted within resthouses along the track; the project is hoped to develop the area even further.
